Rental applications must be processed simultaneously on all prospective lease holders 18 years of age and older (or legally emancipated minors with legal documentation of emancipation). A NON-REFUNDABLE Application Fee must be paid for each applicant. All applications will be evaluated using the following criteria:
Identity Verification:
All applicants must participate in a walk-in validation process by authenticating a one-time pass code sent to their mobile device or agreeing to answer a series of knowledge-based personal questions correctly. Based on the results of the authentication process, applicants may be required to provide additional forms of identification as defined below:
Additional forms of identification could include:
- State driver's license with photo
- State-issued identification card
- Military-issued identification card
- Valid passport (showing country of origin)
- Permanent Resident Alien Card
- Non-immigrant Visa (F-1,F-2, F-3Visas)
- Certificate of U.S. Naturalization
- Social Security card
- Birth certificate
- Current utility bill with name and address
The required identification must be received within 72 hours of submitting the application in order to continue the application process.
Income:
Applicants must collectively have verifiable income in amount not less than 2.5 times the rental rate.
Credit Requirements:
A credit Report will be processed on each applicant through Rent Grow Inc. You may be required to pay an additional deposit depending on the result from Rent Grow, Inc. (third party company who processes the credit). We do not accept reusable credit reports. All prospective move-ins have the option of paying a refundable security deposit. The amounts and conditions of the deposits and fees depend on the credit acceptance of the prospective move in. Please confirm with your leasing office the status of your application and confirm which option applies to your credit results. An option must be selected within 72 hours of credit results.
Criminal Background Check:
A criminal background check will be processed on each applicant and/or any persons over the age of 18 applying to live in the home.
Applicant will be denied on the following: *Anyone having been convicted, or currently charged for a felony offense related to sex or terrorism. *Anyone having been convicted, or currently charged for a misdemeanor offense related to sex or terrorism. *Anyone having been convicted, or currently charged for a felony offense less than 10 years ago related to drugs, crimes against a person/property, theft, fraudulent check, prostitution, weapons, or cruelty to animals. *Anyone having been convicted of a misdemeanor offense less than 5 years ago related to crimes against a person, drugs, theft, fraudulent check, prostitution, cruelty to animals or weapons.
If Mack Property Management (MPM) discovers, through background checks or otherwise, that an applicant incorrectly answered questions regarding convictions of a felony or pending criminal charges, the applicant will be required to immediately vacate the apartment unit upon receipt of notice from MPM.
If denied due to criminal history, applicants will have the opportunity to present credible mitigating information for consideration.
Co-Signers/Guarantors:
A co-signer will be an option for the following: applicant does not have sufficient rental history due to first time renting, does not meet income requirements, or does not pass the credit screening performed by Rent Grow Inc.
Co-signers must qualify under the same rental criteria but will be required to have gross income equal to four (5) times the asking rent amount. Please note all co- signers are jointly and severally responsible for the entire lease (including subsequent leases) and the apartment dwelling. Should a co-signer not be available and option of The Guarantors program be exercised bond and agreements between the applicants and The Guarantors program are upheld under their own terms outside of and in addition to the MPM agreements.
Adult Dependent:
If there is a person age 18 or older who will reside in the apartment home but who will not be executing the lease documents, that person will need to qualify as an “Adult Dependent.” Adult Dependents must be approved through our regular criminal background check process. The leaseholder(s) will be responsible for ensuring that the Adult Dependent complies with all community rule and requirements in the lease documents but the Adult Dependent will not be financially obligated to pay rent or other amounts due under the lease documents.
Occupancy Standards:
Maximum number of persons per apartment: 2 persons per bedroom plus 1.
Renter’s Insurance:
All residents are required to have and maintain renters insurance while residing at our community. The minimum requirement is $100,000 liability coverage (which is to cover the structure only). You have the option to pay a fee ResidentShield Management, Inc. which fulfills your lease requirement of $100,000 liability coverage. The monthly fee varies by community please contact your leasing team for the fee amount. The fee per month will be added to your monthly rent.
Pet Requirements:
Dogs and cats are allowed.
Maximum of 2 animals per apartment. All applicants must provide animal description and weight regardless of whether they have a pet, service animal, or assistance animal, before signing the lease agreement. No aggressive breeds are allowed.
Automatic Denial:
An applicant will be automatically denied for the following reasons:
*Failure to satisfy the income requirement or minimum credit scoring based on Rent Grow standards
*Anyone having been evicted within the last 3 years by a previous landlord *Anyone with an open bankruptcy *Any unresolved debts to a landlord or mortgage holder of $100 or greater in the past 84 months. (Unless debt is paid prior to approval of rental application and applicant can provide documentation from the debtor stating the debt is paid in full). *Falsification of any information on the rental application.
Application Fees:
Each adult is charged a non-refundable application fee.
Administrative Fees:
Upon application, the applicants will be charged a holding deposit to remove the unit from market availability. The holding deposit will be applied to the applicants move in cost. The holding deposit is non-refundable 72 hours after approval. Once approved the holding deposit will reflect on the lease as Administration fee.
Addendum: Providing false information or not meeting the rental criteria will result in the application being rejected. All application fees, administration fees and deposit will be retained as liquidation damages for time and expenses. I/We have read the above and understand the criteria from which this application will be approved.
Rental Rates and Lease Terms:
Original rental rate quotes will honored for 1 business day. The rental quote associated with the apartment home`s availability at the time of your quote, move-in date, and lease term requested. Any changes to the time of the quote, your move-in date, or lease term may require a revised rental rate quote which may result in a different monthly rental rate.
